VRBO issues with renters after 30 days not wanting to leave?

Any experience, I have a good buddy of mine that is running into this.
I am about to put my home up for a VRBO listing and wanted to hear the horror stories upfront.

Your buddy is renting longer then 30 days? Most are short term rentals so not a big deal.
If you are renting more than 30 days I’d do multiple short leases so you can kick them out after 30 days if need be.

Go join the Airbnb/STR Facebook groups. That’s all they do is complain, and have horror stories. It would’ve truly kept me out of the STR game had I not been in it before joining these groups. But yes, they address your specific question - and the problem does exist.
I have 3 STR’s in a multi-family property we own. During the off-season we’d have snow-birds/remote workers come stay for longer than a month, and we had no issues. It was a real possibility, but we didn’t experience any. I believe once over 28 days, it’s no longer a short-term stay.
I believe you can adjust your settings to limit the max number of days they can stay. You can also turn off “instant-book” so you can screen the guests and/or not approve their stay.

I think that is our plan, all bookings would have to be done in person or have a built in maintenance window of 2 days and advertise as such and be willing to make concessions.
