Title for mobile home in foreclosure auction

I’ve never bought real estate outside of primary home but been checking out auctions/sheriffs sale as I get more eager to pull the trigger. This auction says that owner may not have title to mobile home as a disclaimer but this document is also attached. No expert on legal jargon but this makes it seem like the mobile home has been immobilized and should be included with the property. Seem like a correct interpretation?

I don’t think immobilizing a home impacts a validly recorded chattel mortgage or perfected security interest, but I could be wrong. I would check on those things and contact an attorney before purchasing.
