I have an offer from a church to buy my mother's old home. They said they pay cash and will pay full appraised price.
Thoughts from you guys what gives here!

Was the home for sale, or was this unsolicited?

Seems odd either way.

I’m assuming the OP’s mom lives near the church or one of their facilities and are expanding. Or if it is for sale they are using it for a ministry/clergy.

House is for sale. They stopped by an told me they could pay appraised value. Seems like they buy tons of houses according to signs in community.

OP, I don’t see the issue provided the appraisal is legitimate.

After my grandmother died a few years ago, my mom put a few dollars into it to prepare to sell, put it on the market and within a few days a church wrote a check for it.

No inspection, etc, etc.

Very smooth transaction.

Assuming it is a recent Legit appraisal and not a parish/county tax appraisal, why would you not sell it to them?

My grandmother sold her house to a cemetery that was adjacent to the property. Older house, and the land for burying people was more valuable than the land plus home for someone to live in.

Bargain sale is an option here if it works in your family's favor.

whats the church's game here? some sort of tax-free loop-hole scheme?

Churches will buy houses for any number of reasons, place to invest the church money with a greater ROI vs risk, to use for a parsonage, acquiring property in a area they want to relocate or expand to in the future.

They said they pay cash

What difference does this make to the seller?

It makes a difference bc they don’t have to worry about a loan going through or the process taking a long time. I would accept the Church’s offer. Seems like a very fair deal to me.

Assuming appraised price means a price determined by a licensed independent appraiser I'd say sounds fair. If you call your bank they will send out someone should be no more than $500

Your appraisal or the church's appraisal?

If you get to set the appraiser, or have your bank send someone out, I don't see an issue here.

Maybe they will use it for homeless people or addicts or something. Who know.

Contrary to popular belief, there are still good people doing good things for others.

Most use them for clergy, or parishoners who are in a difficult situation (job loss, severe illness, etc.)

It seems like a no-brainer to me.
