I have 4 around ULM campus. They do well. Actually no college students in any of them.

I have one rental, but it's not around a major university.
I am careful who I rent to, and I would be extremely careful around any university or college.
eta: It can be a pain, but I'm rewarded come tax time.

I have two units in Knoxville. Both are filled with college students. The rents are great ($1800 and $1425 per month) but just make sure you get good deposits for when they break something

I have a hotel rental program unit in south beach. When Im in town I get to use it, when Im not the hotel leases it out and pays me 60% of the rental price minus $100 cleaning fee. It's a good deal, makes about 4%/yr return + capital appreciation + up to 60 days a year availability even though i use about 20.......I inherited the property but I'd say compared to other rental unit experiences I've had......hotel renter programs are the best way to go. So headache free, and the hotel handles everything

I have 2, house and condo.
A headache sometimes, but tax advantages makes it worth it.
Be very careful with who you rent to. We run credit checks, have a large deposit, and do not negotiate on rent.
Also, charge a pet fee, not a deposit if you allow pets. I did not, but my wife did when she rented the house out.

its all about location and the people you rent to.
always check backgrounds and sometimes credit but hey if they had good credit why not just buy a home in the first place right? it would be cheaper than renting.

You don't always have to have good credit for me to rent to you, I just don't want to see your last landlord or two trying get back rent for you skipping out or doing something stupid.
