Pros/Cons to owning Condo as opposed to traditional family home

So with the possibility of me moving to SC I've started casually browsing some properties.

Looking at both houses and condos and I'm struggling to find the pros of living in a condo as opposed to a house.

Less yard upkeep is one but I could pay someone to do that for the same or less than most condo HOAs so long as it isn't a huge lot.

The only pro I can think of might be if a condo exists in a preferred location where houses don't exist.

Presumably I'm missing something. What is it? (FTR I really don't care about things like a community pool)

Didn’t you say in another thread that you’re single and make $135k?

I can’t think of any reason to live in a condo over a house at your income level.

Some possible pros to condo/townhomes

- Amenities like gyms, pools, spas, etc.
- No yardwork or exterior responsbilities
- Lower home owners insurance costs (varies by location/company) because HOA is responsible for roof and exterior damages/repairs

I could never risk having a place with thin walls separating me from my neighbors so i'm a home only person.

Well theres the main pro I can think of. Amenities are the only real thing that would be a pro of a condo over a home. If that's not something you're interested in, then I'd assume condo life isnt for you.

the ability to lock the door and be gone for a long period of time is also a perk.

Condos are also usually cheaper than housing, although HOA fees can eat at that. If they aren't cheaper, then I wouldn't touch it.

Also, many condos have social activities. This may or may not be interesting to the OP.

Give or take.

I currently have a house in TX but I was thinking of downsizing when I get to SC. I could be happy in a small 2 BR condo but looking at the cost a larger 3 BR single family home is about the same price.

This actually applies to me and is something to consider

I get by with the situation now by having a tenant but that has a potential to be bad with the wrong person while I'm actually living there.

Big one I think of is location. There's way more condos in downtown areas in metros than houses. Also, ability to rent over a single family home is probably better.

That's part of what I considered. I don't know how re-sale would compare but if I were to move there, buy a condo and eventually relocate again I'd probably rent it out.

You can usually get a nicer inside with a condo than for the same price as a house.

check out property taxes and homeowners insurance. they can be a big difference

Looks like SC has much lower property taxes than where I am (Nueces county) so that's a start.

Is SC south carolina? Might want to check the income taxes. And also, the property taxes of a condo vs. a home. And insurance.

Yes, South Carolina. It would be the Greenville area if I do decide to move.

I'll definitely look into that. Just trying to do some homework to see if the move really makes sense for me or not.

You could rent either if you had to move. The house would bring in more money, but the condo's upkeep would likely be simpler.

it is probably more about the lifestyle you want than the cost of housing.

I personally would not live in corpus christi or greenville sc.

The only real draw to condos for me are ones in downtown areas walking distance to dining and entertainment. I don't understand people that buy condos in the suburbs, but to each their own.

Can't say I blame you. Both have their pros and cons. I did like the downtown Greenville area when I visited. Or maybe it was all the single women

when i went to tech, we stopped in greenville and it was a shithole but apparently it is much nicer now.

S. carolina does have some hotties. Although so does texas.

I’ve been looking at the same thing. For the same price, I can get a nicer townhouse than I can house by quite a bit. But I would a till share at least 1 wall, small or no backyard, small or no garage. But it’s less maintenance most likely. I also plan to make it a rental property at some point. So I have no idea
