Just talked to a friend who was offered $600/acre + 20% Royalty for approx 100 acres near BR. Is that a reasonable lease??

Depends on who the operator is...

Sounds like it could be EOG.

The per acre price is a little lower than average but royalties seem above average.

Just depends.

20% is average. I wouldn't call it above average.

Better hope the next few wells are better than the eagles ranch well. Long, long way to payout.

So, why are they leasing just about everything in Lower Pointe Coupee? Is there something in the works?

Maybe they think the porosity will be better there than Avoyelles. Ever since they drilled those giant chalk wells in Karnes county Texas (EF country) they’ve been chasing matrix chalk across Tx and LA. It’s going work in some spots and not others. But at $300/acre it’s an affordable risk for a co like eog.

I would definitely like to see some production numbers and petrology stuff to see how it in looks in LA compared to Karnes.

I'm working for big red right near Karnes City on Eagleford stuff mostly, although at the end of March I'll be in Alexandria...don't have the proposal yet but maybe a chalk well.

They leased up all of lower West Feliciana as well. They think they have the Austin Chaulk figured out and can stack with the TMS being about 1k feet deeper.

Originally that area of the TMS was too deep but seems the want A/C and TMS is a bonus

Around here everyone got 900-1000 / acre & 20%

I'm surprised somebody hasn't looked at infilling burr ferry or masters creek or playing off the edge of those fields either up or down dip. Seems like all the leasing is looking farther east past bayou jack where there was not much historical production.

Was costing 14 million to do a well in the north part of the parish trying to get 13,500’.

Just don’t see how they are gonna hit the A/C at 14,000’ and TMS at 15,500’ and not spend a fortune trying to do it.

They’re not...they’re only going to drill the chalk.

I was just offered $900/ acre and 20% on my property in Wakefield. Pretty sure I'm going to sign, any reason I shouldn't?

You could counter with $900/22.5% or $800/24% or $750/25%.
