New landlord, payment help

So just recently became a landlord. I wanted to know if anyone has sent their tenant on Automatic draft monthly and if so what system or app do you use?
Also any negative of doing payment that anyone has ran into?

I did automatic for everyone for a while but I found it was much easier when I let them pick the payment.

One that deposits into my Acct each month

Cozy website. ACH is free, it gives them reminders, and is supposed to help their credit also.

Second Cozy. As long as you don’t care about it hitting your account until like 5 days after they pay then it’s great.
You can also post your place for rent and it will push it realtor.com and some other sites.

Anyone waive the last months rent instead of giving back the deposit or do you collect the last months rent and then after a successful walk through give them their deposit back?

If you use the deposit as last months rent - what do you do if they have damaged something and then took off right at the end of the month?

Damage deposit should NOT be used as last payment.
My leases say deposit to be returned within two weeks. This gives time to do a real inspection, finding those hidden damages. Louisiana law says the deductions made have to be itemized.
The people who want their deposit back immediately, are usually those least deserving. I love giving full deposits back to those who take care of the place and save me fixup headaches.

No, I meant assuming there is no damage. How is it any different? Instead of providing their deposit back, you would simply waive the last month of their lease.

Are you 100% sure your tenant won’t damage the property during that month they are now living at the property without a deposit? Things break/can be damaged and can happen even to the best tenant.
In LA it’s one month to return and they must provide you a forwarding address.

Wait so when do they pay rent at the first of the month or at the end?
The rent would be due a month before their lease ends, so the money is due before you have a final inspection and the tenant exits the lease, right?
It’s also against the LA tennant laws.

Good point, and I get it. All I was saying is that you would give the tenant an option to not pay the last month of their lease instead of having them pay and giving their deposit back. This was all assuming that there would be no damage.

If you're assuming no damage, don't bother with a security deposit. The deposit is for landlords who don't assume things.

I have never had a tenant not do at least a little bit of damage to the place.
