Need advice on the steps leading up to putting house on the market

I want to put my house up for sale by Spring of next year.
I have questions on where to start without having to hire an agent of some sort...
1. Do I start with getting my house appraised?
2. Also, Would the appraiser be able to suggest a ballpark figure of what the house would be worth if I got some cosmetic upgrades?
3. If the appraiser cannot give me a ballpark figure with cosmetic upgrades, then would I need to hire a real estate agent to come in and suggest what would be worth upgrading?
I would dont really want to have to do a huge revamp and not get the majority of the money back.
Also considering knocking down the house, I live on a corner lot in Southdowns so property value has some worth. Would the appraiser know what the lot is worth by itself?

Declutter the inside, paint if necessary, and clean up the outside areas and beds putting down fresh mulch etc.
Maybe add some flowers and color.
People are really cosmetic biased when purchasing.

I doubt the cosmetic upgrades will add any value at all, but it may help it sell faster.

my front flower beds are colorful with great design. Its actually one of the better curb appeals on the street IMO

If you move items out into temporary storage make sure your homeowners policy will respond or get a separate policy.

It is the mindset that makes the difference
Problems with aesthetically appealing/well decorated homes are "Things that just need to be fixed/improved"
Problems with ugly homes not well maintained are just problems and reasons not to buy
