Was locked at 2.875% on a 30 year when I started the refinance process in April with the ability to adjust it once before closing. This is through Navy Federal Credit Union.

I’m closing at the end of the month. Got a 2.75 but I can float down for free as well. Fingers crossed

Great job OP!

shite, I was happy to refi from 4% to 3.25% back in Mar-Apr. Guess I should've waited.

I closed on a cash-out refi two days ago at 2.875%. I cashed out my primary to pay off a rental (4.875%) and combined that with my primary (4.25%). WINNING!

Barksdale credit union is doing 2.5 right now on a 30 year. Also, new construction loans are a one time closing up front Interest rate locks on from beginning instead of the end. If rates get lower before the construction is complete you can pay for the lower rate.

I also locked in 3.25% back in May. Don't sweat it brother, that is below 99% of mortgages in history. Let the good times roll.

Nice. My current lender quoted me 2.125 for my hopes refinance. I don’t yet know the fees/apr, but I’ve never even heard such a number.

Are you guys getting lower rates through your current lender or a new one? If a new one, how does that work? Your new lender buys the loan from your old lender? I’m locked in at 3.5 percent but would love to go under 3.

You refinance. It’s a brand new loan, closing costs, apppraisal, etc. they pay off the old one and you have a new one by that lender.

Best I've seen from Chase was 3.25% on a 30 yr refi. What site or company are y'all using?
