I just called Chase and they are the lowest so far by a big margin. They gave me a rate of 4.75% when I pay an extra $400 in closing costs. I would also get 1% back on all payments.

1% on every mortgage payment?

That's pretty good if that is the case.

I didn't look at Chase very closely when I shopped rates. I did get in lower that 4.75 with zero additional costs. This was about a month ago, though.

Chase is horrible i warn you now it will take them at least 60 days to close that loan.

I called Whitney and left the agent a message. Waiting on a call back from them. If they can get me 4.5% than I will go with them.

Did you check with iberiabank? They were the lowest for me in April.

Yea I got one from IberiaBank. Chase is about $140/month lower than them. So far they have kicked every other offers arse!

Call a closing attorney. They can Guide you.

Call Xplore FCU and ask for Doug in the mortgage department. It's the old Shell New Orleans credit union. Rates are usually very competitive.

I just spoke to a lady named Mindy at Whitney. She gave me a rate of 5% with no points. Monthly P&I payments were right at $1,675/month. Iberia Bank was at the same monthly payments. Chase is at $1,627/month but that is with .125% points

i would ask Mindy about paying the same in discount and see if she can match the rate, doesnt hurt to ask. good luck
