Investment property loan

Looking to buy some investment property. Any recommendations on a mortgage company. I have applied through amerisave.com. Anyone ever dealt with them. They want my w2 for the last 3 years. I only have the last 2 years. I am wondering if they will accept a copy of my tax return. I am getting a 3.0 % rate for 10 years fixed but having to buy points. Any recommedations would be helpful. Thanks.

Amerisave offers some of the lowest rates online. However, if you really want the property or the loan, note that you are dealing with a loan processor instead of a loan originator. The LO is someone that will know the guidelines and rules and how to navigate and solve problems.
There is no need for 3 years w2s, tax returns will not replace the need for w2s, but they will need the returns as well if there are any unreimbursed business expenses or other business gains or losses.
