Going rate per sq ft on new construction?

Looking at Strohmberg Townhomes at Tiger Bend at Jefferson. Brand new construction. They are going for about $144/sqft.
Does this seem a little high? Or is that about right for the area. They are selling them as fast as they build them.
TIA

What are the comps from last 3 months. If it'll appraise for 144 sq ft, market says its worth 144 sq ft

Appraisals on purchase money transactions are fricking absurd. A property is worth what someone is willing to pay for it in an arm's length transaction (unless its just grossly out of whack).
This is the biggest scam job of all time for the appraisal industry.

Up until 2008, I agree. After crash and numerous low appraisals, I would disagree

I just can't see paying that much per sq ft for a townhouse in BR.

Depends largely on location, closer to the Tampa metro area prices are about $110-120 per sqft. In the Tampa suburbs you can still buy new construction for less than $100 a sqft.
