FSBO - MLS Listing (BR Area)

Anybody have any experience with getting a FSBO on the local MLS? Specifically in the Baton Rouge area.

I’ve read through multiple threads (most a few years old) on here and googled and got a few results. Just curious if anyone has done it recently.

House is currently listed on FSBOBR and Zillow.

I’ve picked up (all 6 months, cancel anytime, most include a sign as well):
FSBO, using the MLS feature. Seems to have the potential to cost a set % as well. ($400, 20 Photos)
Paige Knobles ($350, 8 Photos)
SharpMLS ($250, 6 Photos)
Adam Campo ($695, 20 Photos, Lockbox)
Kimberly Fern ($250, 10 Photos)

This shouldn’t seem like it’s that hard, but I’m having trouble trusting any random website, so I’m soliciting this slightly less random website. Paige has a 1% full service sellers fee that I’m considering as well. I’m willing to pay a buyers agent 2.5%.

I just did this and used SharpMLS - Jude Smith.

Good experience with the site. Very responsive to questions and inquiries. Would recommend and use again.

Seems like a lot of work to still pay 3.5%. Most agents will list at 4.5% these days.

“A lot of work” to get a full service agent at 1% cheaper? I’m not sure I follow your logic.

I’d rather only pay 2.5% and simply get on MLS. Just trying to find the best route to get there.

We used Paige Knobles in 2015 to sell our house. I can't remember what the commission was but she did a great job for us. We were at closing in 60 days from listing which was our goal.

Prior to that sale, we sold our 2 previous homes FSBO (no agents involved and no mls). The home we sold in 2015 was a different animal and we needed an agent.

My thoughts exactly. Why would you be willing to pay for the other realtor to represent the buyer but not willing to pay for representation in your own corner? All to save 1-1.5%

You guys are not understanding the 1%.

You get a realtor. Fully represented. For 1%. Not 3%, not 2.5%. 1%.

Seller Realtor: 1%
Buyer Realtor: 2.5% (or whatever you want)

If I contracted a realtor, I’d likely use her. I’m not sure if anyone has any recent feedback through her. Initially, I’d like to only list on MLS and pay a buyers realtor 2.5%.

I've purchased two homes directly from the seller. The first time was as smooth as can be. The second time was an absolute nightmare. I'll never do it again. Realtors earn every bit of that 6% by having a lot of the stress and legal liability on their backs.

frick that shite. I don't have time for that in my old age.

I've bought and sold half a dozen homes...and the seller ALWAYS paid the realtor commission. Never the buyer.

Yeah, I’m saying for each realtor, paid by the seller. The Seller has a realtor, and the Buyer has a realtor. Independent commissions for each one, paid by the seller (me).

I think we (and you) are getting hung up on the split. If you can find an agent to list your house at 3.5% flat, do it. I wouldn't care if my realtor takes 1% or all 3.5%, the only thing you should worry about is the total.
