Calling all Landlords - Collecting Rent in Cash

Do you collect rent in cash, in person?
Are there other alternatives to collecting cash rent in person that you use for cash paying tenants?
(Mailed Money orders, Cashiers checks, Tenant bank deposits, etc)

My dad used to collect cash in person on the first of the month at a $50 rebate.
Anything after the 1st or by check/money order was $50 extra.
It allowed him to keep an eye on the property and more importantly, it emphasized to the tenants that he was keeping an eye on the property.

I use cozy.co... no fees but it does take days for the money to hit my bank
There was a local guy who collected cash in person. One of his 18 year old renters called and said he had his $500 past due rent.
When the landlord walked up to the trailer full of lowlife teens, a 16 year old blasted him with a 12 gauge slug to the abdomen and, as the landlord begged for his life, the renter used a 30-30 rifle shot to the head to finish him off. Renter netted a whole $200 that he stole from landlord's wallet.
Landlord is dead, 12-gauge got life at Angola, and renter is on death row.
TL;DR: Don't collect rent in cash, in person, if you want to live.

I got a PO Box for my LLC. I have a note on all of their refrigerators explaining where to send the rent, who to call if there is a problem, and what day the trash goes out.
Collecting rent in person sucks at scale. I've got quite a few different places that are multifamily and it would take 3-4 trips to collect all the rent. I said frick that, I'm having them send it in so there would be no excuse.
Made my life 1000x better and I'm disappointed I didn't do it earlier.

God no, the time alone is not worth it. Cash app has no fees with debit card. I have used them all, I don’t care for cozy it’s like a two bit management software. I also have tenants deposit into my checking account with the last four digits of the account. That is what I do for tenants who are not technically savvy, you don’t wanna end up playing middle man, IT man.

I collect rent in cash from the 1st-5th. Properties are local so it's not out of my way to go collect, plus I get to check out the places.
I only rent to families so they keep up the places pretty darn well.
I also use SecondNature subscription to send monthly AC filter to each house so they are reminded to change the filter and not break my ACs.
