BR Investment Property
If any of you guys are looking to get out of the stock market. Was able to rent it easily and steadily for $1550 a month for the past six years and never had a problem getting it rented. Probably could get closer to $1700 now.
Value for area 5. $90/sq ft.

listing at $ 194,90000 sq feet. south baton rouge.

And I'm more interested on what the possible cash flow is for the property. If you rent for 1500, but your mortgage is 1450, thats a game changer

on a 200k house, you've got to put down close to 80k to make it an 800 dollar note, though

Good luck on the sale. May be easier to sell to a family or someone wanting to live and not rent if 1500 is the going rental rate.

i think in nowadays BR you could probably get more than that. it's a 4 BR. what would you think $1600? $1700?

Just a rough estimate, it looks updated on the flooring, but everything else is somewhat dated, decent area and also somewhat close to LSU, I'd think you could possibly get upwards of 1700, but that is on the higher end. Being right off a major road like that might be a slight deterrent on that. I personally would have probably updated the blinds as a cheaper nice visual to the house if I had to quickly change anything.

you only price based off of the rent? i mean square foot price doesn't matter?

i mean the house appraises for much more already.

Add in 2k for insurance and 2k for taxes and you'd are at around 1150 a month for a mortgage. (with 20% down)

Numbers don't seem that bad, TBH.

for rental income, purchase price is all that matters.

so why not sell it for more? Even then, it makes less sense as a rental property because that just makes the cap rate worse.

because it's on a major street and i've been using it as such. i think it's also good for a family home.

i'm just trying to sell the house.

Haha no bud. All the houses near me have been in the 180 range for over a decade. We re essentially laurel lea/mag woods
