Anybody here own or have franchised a gas station?

A little background, I am in the VERY early stages of wanting to put up a gas station/convience store in a booming community in mississippi. The land is zoned commercial use. I have the land owners name. Where do I go from here? Do I call shell or exxon and try to franchise? or do I just come up with my own brand/name?

I would think there has to be a special permitting process for the underground gas tanks.

Doesn't stout have some experience with these type stores? I think he used to own a couple.

There are companies that offer a turnkey package including financing (assuming you need it), construction, permits, etc... Supposedly several offer a great value to get "in"...then you basically need to make your wholesale fuel purchases from them ongoing. Most are competitive prices for the fuel so...

I've always heard the money is in the stores and that the margins on the actual gasoline/diesel are razor thin. Granted this was a few years ago, so things could have changed.

I have one small store in the family and this is pretty much the case. You're only going to make a few cents on the gallon. I know you're far away from this point, but consider giving a discount on gas for paying cash just to get people inside the store.
