So, I went to the courthouse today to get a copy of the deed of trust for the foreclosure I'm looking at. The lender is "American Mortgage Netweork, Inc. A Delaware Corporation".
Google shows that this is (was?) a Wachovia sub:
LINK
Question to you mortgage guys: how do I find out who the servicer is and/or if the loan is securitized? I have the loan number and everything - can I search MERS for it? Or can you search MERS for me? (MERS is actually listed as the nominee)
I got the 2nd lien deed also and it looks like AMN was ALSO the lender on that. WTF?
Thanks in advance.

I know you can search through Agency MBS on FNM/FRE's websites, I don't know wtf you do about private issue though.

The bottom of both deeds says "Single family fannie/freddie uniform instrument with MERS", but man, I sure hope they weren't involved with writing these loans.

Yeah dunno what that means. I'd be curious to know if/how you find the information if it isn't on the agency websites.

I searched Fannie and it isn't there. I'd be really surprised if this was in agency RMBS, but then again, that makes me sound hopelessly naive when I should be grindingly cynical.

MERS SEARCH LINK
The MIN search is easiest.

1 record matched my search, and it says:
MIN Status:Inactive
WTF? I can guarantee you that the loan exists.

Hmmm, haven't seen that . . . did you try all three searches?

OK, I found America's Servicing Company out of Minneapolis for the 1st and Citi for the 2nd. Now, how the hell do I find out who/what owns the loans?

What is the end goal of what you are trying to find out? I feel like this might go around in circles a few times.

Preach on. What year was it originated?

My speculation is he is trying to find the owners and bid it before it goes to auction.

I want to collect as much information as possible about these liens PRIOR to the foreclosure auction. I want to understand the potential motivations of the lender as well as the resources/strategy/etc. of the servicer. If it's securitized (which I think is very likely), then I'm dealing with a different animal than non-securitized paper. Bottom line - I want to know everything.
And if they DO set the minimum bid too high for the auction, I want to have all the info in hand to hit them hard with a cash offer IMMEDIATELY AS IS AND BEFORE IT GETS LISTED so I can buy the REO from them.

Where's the Colonel? He always said this type of paper is simple and transparent, especially to price. He should be able to help you, JT.

I'm sure I'll find out tomorrow through my hedge fund sources, I was just hoping there was a retail way to find out quickly. I guarantee you the people I end up talking to will have loan level detail on the entire securitization and will have bid and offer prices for every single tranche that they would be willing to instantly trade on. So I'm not sure what your point is.

Jersey, either I am missing your point OR you are looking for way too much information.
Why do you care about the lender? Seems to me the only info you need is: What price you are willing to pay. Are they forclosing on the first and make sure they are clearing all subordinate financing. If they bid it up at the closing what cash offer are you willing to make them after the sell.
The rest is basically superfluous information.
