I just saw on the news that the Feds are keeping interest rates near 0% for possibly up to 3 more years. Rates aren't increasing anytime soon other than normal day to day fluctuations. But I would definitely take 3.75% or 3.5% any day of the week.

I locked into a 4.25 15 year mortgage about a year ago...knocked 10 years of my mortgage and only upped my note 75 bucks/month

Not unless you have a contract with a seller. Banks won't lock in an interest rate before 30-60 days of closing.

I recently got a pre-approval with a 3.75 interest rate but the apr is 3.962. Are the people stating that they got 3.75 referring to their final apr? If so,

Rates quoted are the rates on the contract, not the APR.

I have a neighbor that got 3.75 from Wells Fargo to re-finance for 30 years. He has already been inthe house 2 years at 5.5% IT will drop his payment 40$ month he said. Is that a good move?
