What would you do with my side yard?

Previous owners didn’t keep up the yard much and the soil right next to the slab had settled and wasn’t sloping away anymore. I built it up with 1/2 cy of sand 6 months ago knowing it would settle and compact which it has beautifully. There are 2 catch basins just to the right of the picture so water has a fast way out however I would like to build it up a bit more right along the slab.
A little bit of weeds are starting to come through which I plan on handling. Because there is no gutter right there now would it be wise to lay down some sod down sloped properly to prevent more and more erosion?

I might start with gutters to get the water more away from slab.

How many hours of sun do you get there along the house or what is the orientation on that side of the house - E, W, N, S ...
You do want to keep at least 6 inches of your slab exposed below the brick veneer for termite observation.

Not sure what you can do with the side yard but you better put some kind of landscaping border around that bed in the front or you'll be adding mulch every month.

Put up gutters or it's just going to keep washing away.
From the looks of the shade in one of your pics I'd think any type raised bed garden would kind of struggle due to lack of direct sunlight hours in a day. Between your house and the one directly next door, it looks like that part of the yard is shaded most of the day.
If anything, put in shade loving plants and see how they do.
Oh, and the pressure wash post is spot on. Get that crap off the house and make it look clean-----but only after you address the rainwater issue.

Some gutters and connect that shrub all the way down to the condenser unit.

If you have sufficient sun - sure that’s an option. Looks as though you may sufficient light as there seems to be turf up to the foundation on the back side of the condensing unit.
St Augustine might be your best bet as it’s more shade tolerant than centipede and grows/fills in faster. Should stop any washing away of the sand you’ve put down.

I would get with your neighbor and see if they will split the cost of adding rocks from house to house with a sidewalk or stepping stones to the gate.
