Thinking about building a house, need some pros & cons from some of the local builders

Looking at one of the Ascension subdivisions, there are a ton of them, by many different development companies. Anyone had good or bad experiences with any of these builders? What was the quality of work and materials and did it match the $/SF? Was it worth it, or a big pain in the arse? Would you do it again, or would you just buy a used house? Here are some of the builders we're looking at:

DSLD
Level Homes
Aucoin Homes
Corbin Ladner
Manuel Builders
Dantin Bruce
DR Horton (Already way down on my list)

Assuming you mean DR Horton, they have an awful reputation in LCH as well.

Yep, fixed it. Their reputation and just the God awful looking 2-story boxes they offer is why I have them at the bottom.

It will cost more than you budget for it and it will take longer than you expect. Just be prepared

While I can’t provide any direct reviews, I heard good things about Manuel while I was developing plans. Believe I heard they may be a little on the pricey side too which should be expected with hearing those good things I suppose.

DSLD & DR Horton are on the cheaper end. Level & Corbin Ladner are on the more expensive end. Their homes look really nice and have nice floor plans & materials used. I just don't know if I can justify $170+/SF on some of those homes. I don't know anybody that has a Level or CL home though to hear their opinion. I like Manuel's floor plans, and they'll build on your lot. There's just not many lots to be had in AP that won't require stilts or $2000/year flood insurance.

I can talk about DSLD. We moved to the north shore 8 years ago into a new DSLD home. They don't deviate from their builds, they throw them up fast, and they all look the same. That being said, I can't say enough good things about dealing with DSLD on any issues. There are a few homes in our neighborhood that have foundation issues, DSLD buys them back or shores them with a company that provides a lifetime transferable warranty. They have extended our foundation warranty because we asked, and because we were worried about cracking, we hadn't had any. We are selling our place now, they agreed to make our warranty transferable to the buyers. They are easy to work with and go above and beyond to fix things.

Another thing to add here, we bought in phase one of our subdivision. DSLD raises prices as they build sections of neighborhoods. Our place appreciated by just over 50k.

Whats the goal of this home, is it a starter or a forever home. You can find some examples of most of the builders previous neighborhoods in the parish. Drive through and see how they have held up.

The lower priced or starter home neighborhoods have lots of investors that turn the properties into rentals.

Buying in on the early phases is your best bet as the prices usually rise from phase to phase.

Depending on the builder, personal customization can be limited during construction as the houses come as a package.

It's not a forever home, but not a starter home either. A good house in good school district until the kids graduate. Doesn't have to be OT standard $350k, but not below $200k either. Something that will be priced above most riff raff so it will hold up and appreciate well over 15 years or so.
