Sidebar on hot water heater

One if mine has been out for 6 weeks. Over the holidays and thru a home warranty company has caused some delay.

Fixed once and didn’t work. Now the company wants to replace but warranty company wants to repair but it needs to be brought to code for $610 out of pocket. Does this seem right? It is a 55 gallon gas heater.

What's wrong with it? Why is it out of code? Who is saying it needs to be brought up to code?

K & S plumbing. The company the home warranty company sent out.

Pilot went out and wouldn’t stay lit. They replaced a part and that didn’t work. The thermo coupler maybe? Then they said would replace the unit. Now it is $610 of site modifications that are not covered under home warranty. Sounds fishy.

See if the home warranty place will send someone else.


Have never heard anything good come from the companies that service home warranty contracts.

a gas valve for it costs $25

you getting scammed baw

call your own plumber and you will be fixed and done for under $200

K&S did the exact same thing to me. They said water heater was old and parts were not available. Wanted to replace but wanted several hundred dollars to "bring to code". I made one phone call and found the replacement part. I'm assuming you are use American Home Shield Warranty..

I had the same pilot issue. It was a bad thermocouple. My heater could not order only a thermocouple, but the entire pilot assembly was easily changed so I ordered one. Google your specific make/model and the problem you’re experiencing. There are a lot of good diy videos out there. Had a plumber want to change my heater out for $1200 because he didn’t like to mess with repairs. Ended up fixing it myself for $70 part after some research.

No, but it is SOP for home warranty companies and the goons they send out for anything.

Why folks keep buying them is beyond my level of understanding.
