12" is too weak and has no strength and can break easy
cut off the bottom 24" and let it dry out for about a week minimum and replace all porous flooring, spray 50/50 bleach and water on all the exposed wood after it has dried and then let that dry fully before replacing sheetrock

$5k? That sucks. I got $60k for 8 hours of water flooding. Got a new master bath, kitchen, 1/2 bath and all my hardwoods redone.

Look into adding a smart valve to the home as well.
