That's me doing pad and site prep. House only. Not land. No carport or garage.

Is this real?

not sure where you are but thats 146/sf which it would have to be a high end house for that and doesnt sound like it is. the savings on vinyl are offset by going metal roof.

but yea its high by about 40-50k based on your post.

The more I look at the budget for what in getting?, im better off spending 90k more and get exactly what I want.

try a local builder or sub it out yourself. from your post sounds like a very easy build.

understand now isnt a good time to build with the subs, even for long time contractors, will be chasing the hurricane repair money.

For 256k, I can assure you I'm not getting vinyl siding.

Concrete driveway? Slab house? I can tell you also, that my allowances for my house right now were way low and I'm coming out of pocket on a few things. Everything has gone up. The labor just to install my granite is $1500 more that my actual stone.

Only things I can see really adding to the price is the slab (concrete price), and maybe the tile? Some tile is hard to come by now (covid blah blah). Def seems high.

I was just going through them at first as I was making small changes to the exterior to decrease maintenance and making the interior a little nicer.

The bid was higher than I expected for what I consider a basic home.

The on my expensive additions being a brick archway and a doorless shower in the master bath.

bottom line is it's expensive to build a home right now. Labor is high and materials are high. We are GCing a build ourselves and we've already gone over budget on several items. It's also very hard to find good reliable subs right now that don't charge an arm and a leg. I got a spray foam quote for $20k and an exterior painting quote for $12k (doesn't include paint).

Labor shortage and material costs escalating on an hourly basis right now are your two biggest issues. There is ample construction to go around to not make less than a 20% margin.

$12k exterior painting quote ? How big is the house ? Have you broken that down to $ per hour ? Let’s say it takes 3 days at 10 hours per day (over estimating) That’s $400 an hour, for painting. Not including the paint. Guess I might need a career change.

Bro my interior paint was 32k on house I'm building right now. Includes the paint but still.

My painting was $11,000 for inside and outside not including paint.

I built a custom house 2 years ago and it’s crazy to look at the cost difference from then and now. I built mine for $88 a sq. ft.

It takes longer than 3 days to paint a house. Light sanding of walls where sheetrock guys miss and caulking all trim is included in painting.

first house i built 10 years ago was about that, actually less for the house itself. It was a nice custom home, the one i have posted pictures of the pool. sold it for 390 last year in march.

i am wrapping up my current build and plan to move in next weekend....im almost double the $88 just for the house. fricking sucks.

I got 4 bids on mine.

Two were very close, and two were way high.

If nothing else, it's interesting to see the various ways builders quote a build.

And gives you a little time with them to see which one you feel the most comfortable with.

Are you in a rural area? Rural areas depending on the builder can be more expensive due to the GC and Subs not being close to the location and being able to piggy back jobs.

Also at only 1750 sq ft that's going to increase your cost per sq ft. Anything under around 2200 is going to be higher per sq ft generally again due to cost of labor not working out.

Painting a large living room doesn't take much more time than a small living room.

My FIL tried to get a small house built around 1100 sq ft and it was something like $180,000 for the cheapest bid of 3 bids. This was a camp, so they ended up basically going with a post frame building.

Dirt cheap IMO...

We are building a home in Broussard 2861... Our build bids were as follows:

669K, 575K and 550K

231-195 per sft.
