Lumber prices
Have they went down any? Or if not when are they forecast to? Trying to build a house later this year.

I had an idea for some bookshelves I wanted to build in my house. Went and priced out the boards I would need.

Frick that, it’d cost more than just buying some nice ones already built.

Nope. $1263/kbf today. They are down from the all time high but creeping up. It should start dropping at some point in the year but won’t be back to pre-Covid levels in a while, maybe ever.

I have so much stuff that I want to build around the house, but choose not to due to the prices.

Same. A fence being on top of the list. If my neighbor gets any more annoying, I may just take out a second mortgage.

Just out if curiosity, what were the ‘normal’ prices pre COVID?

I tend to agree. People are still buying at the price it is now and will continue to.

We have been looking at doing major home renovations/add-ons for the last six months and are basically just using this time to save up more money for it and get all of our ducks/plans/contractors in a row for when material prices and contractor demand do start to come down. Paying 3x what it was a year ago unless the work has to be done now is just ridiculous. Hopefully we can look at getting started on everything sometime in the fall

We are at all time highs this week on Lumber.

Builders that I talk to are still able to get the lumber so that’s a positive but they can’t be certain of the ongoing availability. Some builders suspect that the mills are manipulating the prices. I’d love to see some investigation into collusion.

The covid impact is certainly part of it.
I had thought that once covid vaccines rolled out, we’d see some decline in the price but I was very wrong. Maybe It hasn’t happened- yet.

On a 3,000 sq foot home that just got bid this week, I saw the lumber package at 180,000. That should have been around 95,000. Overall, on a 3,000 sq foot home, lumber can be from 10-15% of the overall cost. These days, it’s from 15-20-%. While that is relevant, I’m not sure it’s had much impact on the higher end homes.

What’s price per sqft? Haven’t started talking to builders but prob will in the next 6-8 months.

We got our bid in for 4100 sq ft total and it came back at around 160 a sq ft
