Home Warranty Companies-Which company to go with?
I’m buying a new house and selling mine to a family member. I don’t want to get them some janky-ass home warranty. Which companies have any of you had positive experiences with? Everything in the house I’m selling is just over 5 years old.

They are all typically a rip much like car extended warranties but if you're hellbent on getting one 2-10 home warranty are very easy to work with

I have American Home Shield, and have definitely gotten my money's worth. I paid $36 for a new water heater, and $25 for most of my A/C to be replaced

I also had a mostly good experience with them for about 5 years. The policy definitely paid for itself each year. I decided not to renew it when I went about 16 months without any claims. I may consider purchasing it again in the future

Just canceled mine. Would rather put the money in a savings spot. No claims in about 2 years for me.

Now i fully expect shite to hit the fan now i've canceled

I was provided Old Republic through buying my house. Haven’t used them yet but my realtor (who’s probably getting a kickback) says they are good.

Policy price was $600ish for a year

I'd rather have the choice as to what service company is stepping into my house and working on my house. The contractors AHS sent to my house the year I had a home warranty policy were below sub-par.

Also keep in mind, these warranty companies are in business to make money. Their contractors' number one goal is to fix your issue if at all possible with any kind of temporary band-aid instead of replacing. On top of the premium you pay for your policy upfront, you have to pay $75 to initiate a service/claim.

Another thing to consider is the claim process timing aspect. If your A/C goes kaput in the middle of summer around the weekend and a holiday, you're going to wait for that service claim to get processed and then for the contractor to be available after holiday. That scenario happened to me, and instead of going buy a generator and portable A/C to get me through the next few days waiting for them to send a contractor, I just paid the same amount of money for the A/C service company of my choice to come fix my issue (broken blower motor).
