Looking to buy a lot and build

I am thinking of moving back to BR in the next year from out of state. I am considering lots in a few different places. Which area would be the best investment over the next 5-10 years?
1. Mallard Lakes (1 lot)
2. Settlement at willow grove (2 lots)
3. Rouzan (2 lots)
4. University Club (likely 1 lot)

I know of a lot on Highland road (across from Woodstone) and one in Woodgate that are not for sale yet.

I rode out by Mallard Lakes last weekend. Of those, that would be my choice.
