You peaked my interest when you posted this. The address for this property is 21245 Smith Rd, Covington, LA, and the lot size is 126 acres. So it appears that the golf course, tennis court, baseball field etc are privately owned for personal use. A little digging and I found this blurb about the property:

Unaltered since the day construction stopped, the Rankin House has stood as a shell for over 50 years.

From the 70s through the 90s Winnfield was a 2A school that played, and regularly beat, 4A and 5A schools. At one point in the eighties LSU had four starters from Winnfield on the football team at the same time. 5 or 6 NFl players, a couple of MLB players and an NBA player came from Winnfield/Winn parish. All those guys moved away and their offspring played elsewhere. Now Winnfield struggles to go .500 and winning a game in the first round of the playoffs is a big accomplishment.

On our way to Mobile we got re-routed through a small farming community in LA named Bunkie. Most of it was mid-century homes in various conditions but there were some turn of the century homes in the middle of town, some of those were gorgeous and well-maintained. Sorry no pics
