Correct, why should she tell you? If she pays she stays,

First off, many leases and lease applications require employment in order to live there and it’s perfectly legal and normal. I’ve never asked for job change information, but before extending a lease it’s perfectly reasonable to have the tenant fill out a new application with that information. If they lie about their job history that’s legal grounds for an eviction.

Does the OP need to know every job detail every month or 3? Absolutely not, but it’s also perfectly acceptable for a landlord to require the place of employment among many other ‘personal’ details like here’s a crazy one guys…emergency contact… If your dad dies and he’s your Emergency contact it’s not unreasonable for your landlord to want an update.

There’s many things in being a landlord the ‘right’ way that information helps and isn’t creepy or overbearing.

I’d bet money the OP’s tenant is going to need to be evicted though. If she couldn’t pay her rent after the first month of quitting her W2 he is likely fricked. Nothing wrong with doing what she did, but you should be doing Upwork and side hustles at the same time as your W2 until you have enough money and side hustle experience to reliably bring in the income to quit your W2. The tenant didn’t, and it’s not likely to get better.
