Calling divorce attorneys

If a couple got married approximately 12 years ago and the man owned the home prior to the marriage but then they finished paying it off together in 2016. Flood happens, house has to be gutted and rebuilt. Wife’s name was never added to the title of the house but loans to rebuild house. House now appraises for much more. Is she entitled to any of the house?

Depends on how you look at it, and which state.
Its likely that she would at least be entitled to reimbursement for her share of any marital/community funds that were used to pay the mortgage, improve the house etc.
Talk to a divorce attorney in your state.

She wants to liquidate the house, take her proceeds, and use that for a double wide for her and Jody.

Reimbursement of a portion of the community income that was used to pay off the separate obligation of the other spouse, yes.

you need to talk to, not only a divorce attorney, but one who really understands community property (which isn't many although many claim to). this is a complex issue with community funds going to a separate asset and potential fruits in play. a lot of "family lawyer" types will frick up your case. i wouldn't take it b/c it is beyond my expertise for sure.
