What are some small niche/cool ideas to add to a new house? Tech type things or any other small cool idea I can add. Power strip on island for small kitchen appliances and charging phone or computer.
Let’s hear it.

Don’t install a jetted tub, just install a soaker in the MAstee bathroom. Design the shower where a glass door is not needed. Saves money on glass and saves cleaning time.

Under eave outlets for Christmas lights tied to a switch so you don't have to go outside to turn off the lights.

Outlets with USB charge ports built into them, put them in areas where small devices will get left to charge. Can get strips with several of them for the kitchen island. Run CAT5 cabling for media stuff, reserve wireless for portable devices. Generator hook up for the electrical service panel. Add extra outlets to garage, porches, utility room, exterior.

We were planning on a soaker. Our shower is designed to have a door right now, but I agree with you. I’d rather have no shower door and just a walk in type shower

Put outdoor water faucets on all sides of the house.

Phillips Hue light strips under kitchen cabinets or hidden in crown molding. Rockwool between walls for sound dampening especially bathrooms & bedrooms

I put a hot water faucet along side the cold water faucet in the back of my house.
Good for getting boiling water up to temperature and great for clean ups.

Mine is 12 years old now but this is the design. I used Kerdi shower system behind all the stone

Outlets in hall closets and under bathroom sinks. You can stash charging devices out of sight. I hate clutter, so this keeps countertops clear.

Add a second light and fan switch on the wall near your bed. It’s nice to have the capability while laying in bed.
Add gas and electric connections to all major appliances. You can switch if the price of gas skyrockets in the future.
I thought wireless internet was the way to go, but I’d run ethernet to each room if I could do it over. WiFi signal strength can be greatly affected by brick walls.
Unless it’s code, don’t hardwire all of your smoke detectors together. It’s a pain in the arse when one starts alarming in the middle of the night, and then they all start alarming. You don’t know which one started it all. You’ll want to bring each one outside and blow them all to pieces.
Run a gas valve outside so you can have a natural gas grill. You can also use it to boil crawfish, but it takes longer to get the temp up than propane does.

Great ideas so far. Would love to have the house wired with speakers where I can pick rooms to play music from my phone. Is that a thing? I’m also curious about the running pvc in walls.

For the love of god, build a large enough garage. And have plenty of closets/storage space. I don't think you can have too much storage space.
And if your garage is too small, you'll end up having to park that giant arse SUV in the driveway.
For the tech side, how are wireless options for speakers, etc?

That’s one thing I am making sure of. My current house has a “2 car garage” and I can’t fit my 1500 Silverado in it. Making sure I can pull my truck in the garage.
Haven’t gotten that far on the AV stuff. Still working on plans with architect

I ran hot water lines to the boil area on back patio and to where I’ll be washing the cars. CAT 6 wire to every room where tv or any entertainment will be, to hell with WiFi u less it’s for our phones.

Anyone done retractable screens? Seems cool but do they tear? How long do these last? Apparently they can hold air so if you run hvac to patio you can have it climate controlled when the screens are closed?

i got 4 ceiling speakers in the living room for surround sound
run a gas line to your patio, that will come in handy for a pit or burner
go with tank-less gas water heater
i ran hdmi to the patio as well as the living room for 2 tv's at a time, just switch hdmi in the bedroom
get your electrician to run the hook up's for a natural gas generator
