Building cost / sq. Ft.

I know this is can be all over the board, but for those of you who have built a home recently, what is been your cost per square foot? Not including the land. Also, did you sub it out yourself?

Following. Haven't built yet but bids have been coming back between 95-105 under roof

finishing house in Thibodaux. Hired a contractor. total turn key job
you can break it down either way but mine was -$105 Total sq ft or
$160 living / heated sq ft

We're going to be building next year and it will be somewhere between $100-$120 a foot

Hired a contractor. $150 sq ft living in Ascension Parish.
That number is a little skewed because i have an attached MIL suite that requires another HVAC, kitchen, etc.

Heard a $125/ft living # from a Eunice builder not to long ago. That's without any upgrades or anything.

I got bids just before the flood coming in at 125-140, not including land

Just finished this spring and we paid $160 per living square foot. Total square footage (includes large unfinished basement and 3 car garage) my cost was about $85/sq ft.
Subbed most of it out myself.

Prices all over the map in here and I'm assuming because of the living vs total. I've always seen it as per living sqft.
Two friends just self contracted a build and are right around $105-110 living, not including land or site prep work (tree clearing, dirt work, etc.). No labor done themselves.
I'm about to start building and am anticipating $115/sqft self contracted.

133/ft including custom plans & landscape/hardscape. But my house is over the top and could have built less expensively. That was also 2016 which since materials and labor have skyrocketed so may be a wash.
Subbed out Cabinets, insulation, flooring (minus tile), landscaping/hardscaping. Builder who I work for made 50k off build, but with his discounts on materials and trades was closer to 25k which is well worth managing trades/ins/GC live, etc...
Edit - your footprint, materials, and bathrooms are biggest factor in dwelling costs. Vinyl vs aluminum clad winwows could be 25-30k difference in package. Foam vs batt could triple insulation costs. Quartz/Marble vs Granite could double bid. Custom cabinets with dovetail/soft close drawers/cabinets vs standard could double costs. Laminate vs Sand/Finish hardwoods, Nat stone vs ceramic, vinyl vs hardie vs brick Ext, rooflines, etc...
You post a plan and these parameters I and a few others here can get you in ballpark

133 can get you a pretty nice house, but I'd hardly call one "over the top" unless you are talking 133 under roof
To the person asking earlier, the reason "under roof" is often used for pricing is because many of the major subs charge you for the total SF, ex. Roof, slab, framer, brick
Not to mention outdoor spaces are outfitted with cabinets, tile, trim, etc almost as much as the interior

Going further on what Croacka said, many bids are moving to "under roof" since many people now "finish" outdoor as well. In my case, I have a large outdoor patio, which by default skews my living sq. ft. price to 180+ but the under roof price is roughly 100, give or take. If it was a standard size outdoor area my living would come down to about 150 sq. ft.

Built in Covington 1 year ago with a Contractor.
$145.00 per sf living.
$104.00 per sf underbeam.
A few things to consider in those SF prices:
1) included clearing a heavily wooded 3/4 acre lot.
2) lots of fill to get the house slab to grade.
3) No city water or sewerage so I had to buy a Well and Septic tank (not cheap)
4) The underbeam SF includes the garage. BUT doesn't include a 345 SF unfinished bonus room above the garage.
5) I have mid to high range finishes with tall ceilings, open floor plan.
The building process was fun for us, I hope the same for you!

If you calculate the lot in the total we spent it was about 15% of the hole project.
The contractor included clear/fill/grade as A BUDGET number bc he was unsure how much fill would be required until the lot was cleared. That was right at 21K. We went over that to help grade the lot out better and to make the garage and house design jive better and that was roughly 6-7K extra.
The well and septic came in at 7K.

I'm contemplating building (in Kentucky), built my current house in 2000 and it cost me about $90/sf finished. I'm sure it will be higher now.
Would love to be able to calculate a reasonable number so I can decide if I want to build again, or just remodel the current home. Any advice?
