4K for alarm pre wire is highway robbery.
Most systems nowadays including ADT have wireless options.
Tell that builder to go frick himself.
When I built homes I would charge $300 to pre wire alarms.

I get my electrician to pre wire while he's doing the rough in and it's like $350 extra. $4000 seems way high

Can you elaborate? Is that with all materials (contacts included) and labor? Small house? Big house? That seems REALLY cheap. Just want to know what I should be aiming for when I go try to find my own guy to do it.

You have to be careful here. The monitoring company will provide at least some of the sensors (like 2 doors and X amount of windows) so you wouldn't need to buy them all if you figured out who you wanted to use.
I think there's also some variances in what types of sensors you can use depending on the company. I don't think they're all compatible.

Not commenting on price of that prewire but a wired system is more reliable and secure. I work in the industry and if I were building a house to live in the next 10 plus years I would hardwire everything.

I have about 20 contacts total (every window,exterior door, storage room roll up door) prewired and it was about $350 from Certified Alarms FYI

Average home size 2000 to 2500 sf. Wire pulled to openings, planned motion sensors, keypad, back to main control panel location which included an outlet under the control panel in the closet. No contacts or equipment.

Wired is always better than wireless. You don't have to worry about batteries and connection problems. Always go wired over wireless whenever possible.
With that said, how in the frick is the cost 4k while building the house? Mine cost less than a quarter of that and that was with walls up. Tell them you will hire someone else to do it that won't frick you.

DO NOT GO WIRELESS. I made the mistake of building a house with out wiring it first. I put in all wireless sensors. It's a giant pain in the arse to deal with them and I set the system up myself. Also, in a few years you get the opportunity to change out the battery or the entire sensor.
Oh yea, if you go wireless you need a giant hole compared to a wired contact.
Do yourself a favor and either do it yourself or pay someone.

$300 is reasonable for the final price from the GC. His contractor is probably charging him $200-$250.

ADT charges like, what, $100? Yes you are tied to their monitoring for three years, but even at 50 bucks a month, that's 1800 after 3 years, and you got the monitoring.
But if you are still without sheetrock, here's something I would totally reccomend: piping for pest control. The house I had in Katy had this. It's hooked up to a port outside the house. Every three months, pest guy would come out with a pressurized hose and spray into the system from the port. The lines inside the walls have tiny holes in them and the chemical drips inside the wall.
I barely had any pest issues at all. Maybe the occasional dead bug.

What kind of wiring does it need? It seems like CAT-5e and 22/4 wire. CAT-5 should be run anyway while you have the walls open. You can put ethernet ports, HDMI ports, USB (not power), etc. Basically all audio/video/internet can run through CAT-5 or CAT-6. If I were building a house, that's definitely something I would invest in. Seems like wired would ultimately be more bullet-proof. It can all be wired to a network switch to your modem so you'd have the ability to control things from your phone/device/PC without worrying about wireless ranges.

I got mine pre-wired for free. The alarm company said they would pre-wire it as long as I used their services when I decided to start using an alarm service. I never have used it yet.

I paid $1600 to have mine wired back in 2005.
Also new construction. On 2400 sq ft house.
Every door, window and motion box wired.

Alarm wire is 22 gauge. 2 conductor for door/window contacts and 4 conductor for anything that needs power (keypads, motion, glass breaks). The wire is cheap, around a penny or two per foot, wholesale.
