Tell me about Tangipahoa parish

I am from north STT parish and would prefer to live there however land prices are steep and only rising. With the amount of land I am looking for my options are few without spending a very large amount of $. I have been contemplating Washington Parish and figured I would throw Tangi in as well as it cant be any worse than Washington.

The Hammond area seems decent, not sure what private schools they have there besides St. Thomas. If I go Washington my kids are going to have to travel a ways for St Pauls.

The more north you go in Tanghi, the worse it gets.

That about where I am from, property prices anywhere in that area are sky high for the most part. Every south shore fricker for 10 years has been buying up land and putting a 2 acre pond on there 20 acre lot and calling it a ranch.

Tangipahoa parish arguably gets the worst weather in the state

It's honestly a nice area. The south end of the parish is growing rapidly. They are trying to get the growth under control and have done a decent job in stopping trailer parks from popping up all over the place. Downtown Hammond is arguably one of the nicest downtowns in LA.
The Hammond area schools have some really good tracks for education with IB programs and montisorri programs offered. If that doesn't work for you Holy Ghost, Saint Thomas, trafton, and the lab school are great as well.

Compared to what Amite? It's not bad but don't get carried away.

Hammond has really improved it's downtown in the last 10 years. I used to avoid it but I now find myself spending alot of time there.

How much land do your want and how much do you plan to spend per acre?
What is your comfort level in length of commute to work? For children's commute to school?
Tangi towns north of Hammond have been fairly crappy, but Amite is getting better. Can't wait for the JBE Gubernatorial Library to open there in 2026.
Land in northern Tangi had been plentiful and cheap but with ZERO amenities for Quality of Life. Land along the Tuscaloosa trend may have increased in price due to the potential for oil/fracking and all of the North Tangi natives expecting to be the next hillbillyonnaire.

Northern Tangipahoa topography is better than Southern Tangipahoa topography

Honestly, it's a shithole. Just wander around Hammond and Amite for a few hours and you'll be ready to live in a refridgerator box in Mandeville instead.
