My wife and I are looking for our first house together or starter home. All advice will be appreciated. Just don't know how stucco can handle the American South humidity

Im personally not a fan of stucco.

All brick or all brick with a Stucco front.

Thanks guys. Don't even know why stucco is a building material opinion where the humidity is so bad.

I think this is an old wives tale. I know plenty of people with stucco on their house and none of them have had a problem.

I have stucco in southwest MS. Never had problem with it

If you get a house with stucco, make sure it isn't that fake arse stucco with styrofoam behind it.

This is what we have on our house, no problems so far, 5 years.

we have a "newer" subdivision by our house and I've
noticed that most if not all those houses have stucco
on them, but in my neighborhood build in the 80's maybe 20% do
I'm not a big fan of it but it can look nice if not over done

Real stucco, which is essentially layers of cement over wire mesh with a good vapor barrier behind it, does just fine in the south. The only real risk is that stucco can crack as the house settles, which will happen.

quote:You live in the south. Unless you build a solid metal structure, there is a termite risk. Sign a termite contract and treat regularly and you'll be fine. You'll be required to have a wood destroying insect certificate when you make your purchase. Make sure to choose a reputable inspector and satisfy yourself with his findings.

We have all brick and chose hardy board instead of stucco for the front. a few houses around my parents already have cracks in it, but they also got the cheap one with the styofoam.
hardyboard ftw
hardyboard ftw

That's what mine is. Mostly Brick, with hardyboard type stucco, and a Stone entrance. That hardyboard is tough stuff, but it doesn't look as good as real stucco.

I have hardyboard in the back. Wish it would have been all brick. Don't care for the siding look.

Brick and Stucco are both fine in humid southern climates. Real stucco on lathe with control joints will never give any problems. Hardi board is a very cheap building material, I prefer to avoid it.
