Rip out the bathroom carpet and install tile. Go to Home Depot and Lowe's and look for the discontinued stuff. They always have stacks of tile for cheap... should be enough boxes to do something as small as a bathroom. Then pay someone to install.

People don't want to buy a house and then have to deal with shite like having floors redone... and most "normal" people sure as frick don't want carpet in a bathroom.
