no offense but you don't have to sell me on it. I'm aware of the area. I lived in Baton Rouge for 9 years and the last 5 have been in ole LP, starter home.
i would say that i would disagree with most of your suggestions.
Areas off Highland road or either way to expensive, or too old for my liking. I'm also not interested in cookie cutter houses with no yards like off burbank.
Garden District is too close to the hood and i'm not into bars or whatever activities your referring to, Southdowns is expensive for what you get and traffic sucks, especially on gameday, Capital Heights and old Goodwood aren't bad areas and that's where we are looking as well as the area in between jefferson, i-10, bluebonnet and drusilla.
I would not say Broodmoor, Sherwood, and Shenandoah are out of the way. I could live in those areas and it would take my wife 15 minutes to get to work, or we could stay where we are or go to Priaireville and it'll take her 45 minutes on a good day. That area is out of the running though b/c i don't want St. Thomas Moore or St. Jean Vianney for schools.
Also looking at the area off Jefferson where it meets Highland. That's ideal for me. Further out than i want, but i like the houses, the yards, the prices, and it's only a 50 minute ride back home to family instead of 90 minutes where i'm at now.

Was just a matter of time before people caught on to the good living available in LP. It's a shame, now the BR residents will move in and ruin our nice community.

I respect that opinion. I disagree with the Garden District being too close to the hood from a crime standpoint, though not from a physical geographical standpoint. Traffic does suck in Southdowns as you get closer to Lee, but it's really not bad at all outside of gamedays. Where I live in the Garden District, traffic is damn near non-existant even during Car-megedden type events. What I was referring to regarding activities is the art crawls like "White Lights Night", summer concerts in Capitol Heights, walking distance to the Cane's Dog Park, St. Paddy's Day Parade, the great restaurants and hole in the walls along Government Street (Bistro Byronz, Fleur de lis, Superior Grill, Cap City Crawfish, Anthony's, Andrew's, Reginelli's, Monjuni's, Serop's, ect)
With that being said, Highland/Jefferson area is beautiful. If you haven't tried it, Jazz Daddy's Po'boys is a great little honey hole in that neighborhood.
