If you just rent it out for $100/acre, which is fairly cheap, you're looking at $20,000. This isn't rocket science, man. You're begging for a headache if you're renting out 200 acres of sub par (just an assumption since you say it's rice and bean land) land for a percentage.

Yea dont go percentage on rice and beans. If there is rice, beans will break even over the long haul. And rice ain't so hot on the market right now.
