Prairieville Neighborhoods //155-175 price range?? Any suggestions??

Also interested in Baton Rouge, but Im guessing that price range may be tough to find in a decent neighborhood south of Florida.

Thanks. Im just trying to compile a nice list of areas/neighborhoods. My wife and I wont be buying until August. We are looking in Baton Rouge, Ascension, and Denham. Baton Rouge is really our first choice but from what Ive seen searching online, that price range is a tough find in a nice neighborhood. So we are expanding the search. I have a VA loan at my disposal which Im guessing would be a smarter choice rather than the rural development loan. Please correct me if Im wrong.

I just bought a house in Geismar which is "next door" to Prairieville. Great neighborhoods and right off the interstate for a quick jump onto the interstate to Baton Rouge. The exit is actually 173 Prairieville/Geismar.

School age kids, if so factor in private school if you move to Baton Rouge...

I drove around some of those neighborhoods the other day, seemed nice. More house fir the money, thats for sure. I still think I'd rather be in BR, especially not having kids,etc (for me).

If you work in BR, don't move to Denham unless you don't care about traffic. I don't know that Prairieville is that much better, but I know first hand how bad traffic is in Denham. There's no way in hell I could make that commute.

As someone mentioned earlier, Geismar is a good area. Can easily access the interstate, Bluff Road, LA 30 (Nicholson) and River Road.

Taking traffic into consideration, could someone maybe rank the top five locations to buy. 1 being best commute into/out of baton rouge

Currently three houses in Drusilla Place subdivision off of Drusilla Lane that should be in your price range.

I just sold mine in old Jefferson crossing which is about 1/4 mile outside of prairieville in Baton Rouge. There are a few houses in this neighborhood in your budget.

My house is off Old Jefferson and Hoo Shoo Too and seems to be in an okay location. Takes about 15-20 minutes to get to downtown BR and hour to MSY. House is on the market and slightly above your price range but relocated for a new job so price is probably more flexible than what's listed.
Just need an offer and I'm out and relo takes over as owner until the sale is closed. Problem is the house has been listed since June.

Yes to both. I am from East Feliciana parish but have lived in Zachary and now Central. I just had a house built in Central and love it. I work in North BR at Exxon and the commute is about 20 minutes with little or no traffic.

Apparently you haven't been through there in a year or so
I make the commute every day and since the interstate opened, it's fine

I'm one of those people who HATES traffic so I may not be the person to ask about this. My wife is from Denham and her mom loves there so I typically go there at least once a week. I will say that the Magnolia Bridge widening has made the drive over there from Central a LOT better. However, it seems every road n Denham is always congested and takes several cycles to go through most red lights. Some people probably wouldn't mind it but that kind of traffic is maddening to me. I grew up in a rural area and don't have the patience for any traffic really.
