10 Acres of raw land. What to do?

Sitting on 10 acres of raw land in northern R-Kansas. 5 on each side of a residential road across from each other. 5 backs the Arkansas Grand Canyon. Debating what I should do with it for the largest long term ROI.
- Sit on it, I don’t need to sell
- Break it into 1 acre sections and sell each and invest the proceeds.
- sell all of it together and invest the proceeds.
- break 1 acre out and build a small log cabin and sell or ST rent. Take the profit and repeat the process.

frick having 9 other neighbors, vacation and neighborhood is the opposite of what I would want but each their own.

Keep the 5 acres that back to the canyon.
Sell the 5 acres across the street either as one parcel or 5 one acre lots.
Use the proceeds from the sale to build a nice vacation home on the land you keep. Rent it as short term rental if you want the extra cash.
