Their problem will be they have no concept of the regulatory hell they’re about to go through with the corps. On top of the normal permits for building on or modifying a federal piece of infrastructure (the levee) and wetlands BS, they better pray to their deity of choice for some low river years. You can’t build anything within a thousand feet of the levees when river is at flood stage, which in some years can be months on end. They’ll need a mountain of development funds just to get the parking lot permitted and built.
Edited to mention their is some old Carnival blue blood money and royalty who live in those condos right across the levee…NIMBY dial will be turned to 11.

Is this really needed? There’s enough of it already. This is a place where people go to just enjoy their day and hang. It’s disgusting everything has to be developed.
