re: Credit Score Drop - RJSambola
Exactly that. The report pulls on a certain day of the month. If you aren't shopping for a loan i would wait until the last day to pay (maximize your 0.0% loan term). When it comes time to shop for a loan pay it 3 or 4 days before the reporting date....

re: Best way to payoff mortgage early? - RJSambola
This is one of those things that rationally makes sense, but emotionally the thought of having the biggest debt albatross of your life removed from your neck makes it hard to justify taking it to term. re: What to do with end of year bonus - RJSambola
Why does he need 2 pools. My thought is after you have your emergency fund it depends on your debt tolerance. There is a certain peice of mind knowing that you don't owe anyone. But is that worth missing out on time in the market? But if you don't continue to take on more debt you could double...

re: Fellow Landlords...Ever hear of an ESA? - RJSambola
I have no clue to the legality of it, but could you just put a nonrefundable pet deposit and put rent into your lease at an amount that you feel will cover any potential damages from an "untrained" animal for all tenants regardless of the ESA qualification? ...
