If single story: a door with stairs to the attic, you wouldn't believe how much more useful the attic is when you don't have to use pull down stairs. I also did whole house spray foam so the attic stays about 10 degrees warmer than the house. Again, makes great storage space and gives better options...

In most cases the copyright means that you can't distribute the plans, it is intellectual property for a specific job, however, if you paid for them for your house, you can use them. Also, if you change things more the 20% it also usually over rides intellectual property rights.
