Honestly, it depends on the person. I think that it is a great time to buy if you are a good stock picker. Options almost seem like a better play right now since it's all speculative anyways....

Thanks TxTiger :cheers: I didn't even think about losing tenants. Appreciate the help. I think I also mentioned tax implications because NOI is pre-tax and IRR is calculated with after-tax cash flows. At least I got one part right....
They look cool but I'm not sure about function. I rock a pair of asics and they are amazing shoes and very simple. You should just go try on a few pairs and the ones that fit well google for reviews before buying....
