I just made an offer on an investment property. My bank told me to run my numbers at 9%. If my offer is accepted I will do some rate shopping. It still cashflows at 9 but barely. This might turn into my first flip.

When you are analyzing a deal, always put in the 10% for property management. I started with your mindset. I was going to buy property and manage it myself. That's great if you can. But if you have several and a W2 it gets hard. I use innago to help with that.

If you are on a budget, keep in mind that your wifi data will be used to add video to the cloud. Installing an Arlo on my house made me go over my data plan and I got extra charges. Ended up having to up my plan. Just a thought....

Crutchfield is great because you can order the harness connect for your vehicle and there is no splicing wires. A few minutes...
Anode Rod Leaking

Really just depends if you get strong enough WiFi out at the deck. I’ve set up a projector in my backyard before and had to run the game to a converter box inside through a coax cable going to the backyard. That’s my only advice if you are out of range.
