West Coast road trip -- Need 1 night lodging recs in Seattle & Portland

The wife and I are flying into Seattle in August and driving our way down to LA. I am planning one night each in Seattle and Portland. Can any North westerners recommend a hotel/area to experience both Seattle and Portland for one day each?
Will be heading toward Mount Rainier from Seattle and toward Crater Lake from Portland if this helps. We would like to be in the city at both places, but somewhere relatively easy to get in/out as we will only be there a short time. A location to have a good meal and experience a brewery or 2 would be a plus, as well as the normal touristy stuff.

Portland - McMenamin's Crystal Hotel. I've never stayed there, but it is an eclectic hotel right in the Pearl District in an historic flatiron building. 51 rooms, and some have ensuites and some have bathrooms down the hall - so if that makes a difference, make sure you get the kind of room you want.. Its within 5 blocks of Deschutes, Fatheads, and 10 Barrel breweries. A lot of great restaurants in the area, too. Powell's books is right across the street.
It is not the most luxurious place, but it is in a great location and is part of Portland lore.

There are newer, nicer, hotels in that area, for sure, but they aren't historical old buildings like that. I would stay in that General area if you only have one night. You can walk to great restaurants and breweries.

That area and that hotel are definitely the style and speed we are looking for on this trip. Unfortunately it looks to be booked up for our night in town. Any others with the same vibe and area that you can recommend?
Also, to head out toward Crater Lake in the am, should we just hit 405 to 5? Planning to get up earlier to beat the traffic. It will be a Thursday am.

The Kimpton is great, from what I've heard. It is right next to the The Nines, and I know folks who have stayed there. It is near Pioneer Square. There is a huge food cart pod on 10th and Alder. The three breweries I mentioned earlier are on the North side of Burnside between 11th and 13th, so you would be a 10 minute walk from them.
