Kiva is definitely my favorite layout, but I've had two experiences there in the fall when we made tee times and they were doing maintenance and had a green fungus they were trying to eradicate and didn't tell us when we booked. Played back in March and it was in pretty good shape. Definitely better than City park and probably the best publicly accessible course on the East Bank. ETA-- wasn't thinking about Audubon b/c that's a short course. Not as good condition as Audubon but not as far off as you'd think....
