Rhett Sandusky. firstname.lastname@example.org. He is based out of BR but does work statewide. Helped me close on a rental property that was dirt cheap and didn't give him much of a commission at all but he is dedicated and treated us like it was a high dollar deal. Best realtor I have ever worked w...

Net assets of $2.5 million. I could cashflow off of real estate and stock dividends to live comfortably off of that without having to worry about anything.
Absolutely I would walk away, too. I would read, travel cheaply, get a beach condo, get a hunting camp, go fishing, and visit my working frie...

So does anyone have any experience as an employer with 529 START savings plans in Louisiana?
Opposite happened. They moved it to have more expensive tickets to sell. And then students stopped showing up. I was in school when this happened and it was night and day the crowds that would sit down low.

| Money Talk|| re: LSUCIA program - Crbello4Hiceman on 1/21/14 at 4:02 pm|
The "dumb" process is the reason why the program had 180 internships lined up for my class before the program started that year, which is way more than any other IA program no matter what school you are talking about. It's actually a pretty fairly presented opportunity for the companies. You want to...
What was the process like?
Depends on the property and how clear the title is, the condition of it, how able you are to find a homepath lender that will service the location/status of the property (multifamily vs renovation etc, some lenders don't service certain properties or loc...
| Money Talk|| re: LSUCIA program - Crbello4Hiceman on 1/21/14 at 2:48 pm|
False. It is a brilliant way to attract more internships for students. Instead of every company fighting over the top few students, you have an internship lottery for all of the companies. That way, they might or might not get their first choice. However, they are guaranteed to get a quality student...
| Money Talk|| re: LSUCIA program - Crbello4Hiceman on 1/21/14 at 1:43 pm|
Do it. I did the program in calendar 2006. I had an IA internship for a top 10 firm but not quite big 4. Great experience. Don't get too hung up on it if you get an internship you aren't too excited about.
I ended up finishing the program, passed the CIA, got an external audit big 4 internship fo...

I am a CPA but can't remember. My guess (without putting forth any effort) is that you capitalize the total cost to place the asset into service. So you would capitalize the net trade discount.
Show your work and they will probably give you partial credit if I am wrong.

I'd say the emergency fund is a little low. But remember, the more monthly notes you have open, the more $$$ you should carry in your emergency fund.
Here is what I'd do:
-Don't touch the $10k in your emergency fund and save up the $1k/mo and put it in your emergency fund until you get to the ...

I scored all over the boards when I sat for it... I'd say don't stress about trying to get a high score for the sake of pride. Be more efficient. Study enough to land in the low 80's so you have a good margin of safety but otherwise, be more efficient with you time rather than studying. Focus on wor...

The whole discussion is a sliding scale. Higher CF properties might not require the high appreciation that a "break even" property requires. The risk with an appreciation strategy is that you have risk related to appreciation/resale market when you attempt to exit.
For example I have 1 property I...

Agreed. Plus, another thing alot of folks getting started don't think of is that even if they are getting a good deal, they need to factor in closing costs on the sale- 3% to each agent + other misc closing costs means that they need appreciation of 7% + just to break even on the sale. If the cashfl...

Only do it if you have reason to believe that the property will appreciate over time and that whenever you plan to sell (whether in 5 years or 50 years, you estimate that the lending market will allow for a buyer to get financing.

1) save up 6-12 months worth of expenses in case you fall on hard times.
2) contribute to your 401k's to max out your employer match.
3) if you want, save up for a house downpayment but buying vs renting varies in preferability based on your individual situation and a variety of factors.
