re: So...being late on rent is rather strict these days - geauxnc0308
I'm in TX. The day the rent is late I post a "3 Day Notice to Vacate." I'm required to do this by law before I can actually evict someone. I typically have no intention of evicting someone, but this clears the legal path for me to do it if I choose to. Plus, that nasty note makes that rent check sho...

re: ***UPDATEinOP***OT mechanics: truck died on the hwy, cranks but won't start - geauxnc0308
Sounds like a fuel pump. If it's a chevy you will most likely have t to drop the fuel tank in order to get to the pump. Could be just the filter, but in my experience if it gets to the point that it kills the engine the pump is already toast. PS there is a special tool needed to remove the filter...

Last minute couples trip to watch the ponies at Fairgrounds Saturday. Any can’t miss places for dinner Sat nt. near the track? Or are we better off coming back to quarter area? What about recommendation Sunday for lunch before we head back? Staying in quarter, although willing to drive/cab to wherev...

re: Slab question for building a house - geauxnc0308
All slabs crack, period. Crack does not mean failure. With that being said, post tension will crack less. Personally I think the hair line cracks give a stained floor more character. If seeing cracks in the slab will bother you, then post tension is what you want. Just note that even then you will s...

re: Real estate rental question: Eviction - geauxnc0308
I'm in TX so might be a bit different, but in the contract it specifically calls out that partials are not accepted. I also hit them with $50 late fee on the 3rd then $15/day (this is also in the contract). I slap a "3 Day Notice to Vacate" on their door on the 3rd. This is a requirement for evictio...

re: Rental Property Investment - geauxnc0308
Bama, I probably have a dumb question. On your spreadsheet you financed the full cost. Wouldn't that make cash outlay the down payment only? I understand that you need $22K initially, but once the loan closes going forward you only have the down payment tied up in the property correct? That should m...

re: Anyone ever smoked a tri tip? - geauxnc0308
Is this tri-tip y'all are talking about the same as tri-tip steak? I rarely find them but when I do I buy them. It's usually ~5 peices of meat and they are excellent steaks. I think it's the same cut because the package almost always has 5 peices of steak all of varying sizes, but each package usual...

re: conventional vs post tension slabs? - geauxnc0308
I build a few homes a year, but I’m not a civil engineer. I always get a bore sample and soil analysis done. Based on that I make a decision on which to use. As one poster said
“ensuring a properly compacted subgrade and avoiding expansive soils are more critical in most cases.”
Th...
