Another Houston guy is Ronnie Hoffman. He deals loose stones and has people that will design a setting for you. I think he works out of Greenway Plaza. What's driving this? Is it reaction to all the EPL debt hitting the balance sheet with nothing to show for it yet? That transaction closed June 3 so it makes them look over-levered....

That's a quarterly number since they paid their first dividend in Q1 14.

Pretty sure that the dealer gets their cash regardless unless they are directly extending financing to the customer, otherwise Ford Motor Credit or whatever pays the dealer cash for the sale.

Technically shouldn't he only use the interest part of the mortgage in the NOI calculation, with the amortization increasing his net investment? Not that it will really help his ROI.
OP needs to provide purchase price and current fmv/appraised values for reach of the properties too....

I think we'll see a bounce or two with some late summer heat and a more NG heavy power burn, with prices dropping to last week's levels or lower in the shoulder months as supply concerns ease. If I see that happen I'm going to pounce on winter calls then.
If it were me, I wouldn't be in DGAZ try...
