We collectively wish to sell the other three properties and keep a narrow strip of land that has pipelines with term renewable income. That little parcel is not good for anything else except maybe a billboard on Interstate 10.

Twenty-six will contribute.
Two want out and want to sell their undivided interest in at least one parcel ASAP.
Five properties remaining. (Two pastures were sold in 2014). Two of the five have pending sales awaiting a few curative items.

Held in division. I own 1/12th.
It is easier for the subgroups to have a POA as less signatures are required. I have a POA for and elderly lady in California who does not use email. One cousin lives in Switzerland.

It is good that you received a number. Although it is decent there is most likely some stretch in the offer. The company could have given you a loaded question such as "What salary do you expect?"
Learn about the benefits and be willing to trade if the salary is your priority.

Some pipeline operators will expropriate the space for the ROW. Read about eminent domain.
Natural gas, CO2, and hydrocarbons fall into this category. Other pipelines do not and are worth more to the landowner.
Best to negotiate renewable terms based on the CPI. (Consumer Price Index)

Can sellers get a non-refundable deposit from the buyer for the sale of vacant property? It seems that the Purchase agreements are loaded in favor of the buyers with the due diligence period allowing the parcel to be taken off of the market for long period.
